Join compatible materials
Repair materials have to bond or join correctly to the existing roof. Preparation, a suitable patch size and a sound perimeter connection matter.

A low-slope leak needs a compatible repair at the actual entry, with the surrounding membrane, insulation and drainage considered together.

Open seams, damaged membrane, drain connections, equipment curbs and perimeter flashings interrupt a roof's water control. Water can move within the assembly before appearing below. The inspection identifies the existing system and follows the affected connections; the interior leak point alone does not establish where a patch belongs.

Repair materials have to bond or join correctly to the existing roof. Preparation, a suitable patch size and a sound perimeter connection matter.
Curbs and penetrations may require rebuilding the vertical flashing rather than sealing a narrow surface gap. The repair needs to restore continuity without trapping an unresolved problem below it.
A membrane patch cannot remove water retained in insulation or repair a failed deck. Affected layers need to be assessed and removed where required. Blocked drains and poor drainage also need attention because a repaired opening does not correct the water path across the roof. Extensive moisture or deterioration can shift the choice toward replacement.

Access, material handling and protection beneath the work should fit tenant entrances and occupied spaces. Rooftop equipment may require other trades at the relevant connection.
Repair cost depends on the failure, affected layers, access and the time needed to detail the work, not merely the visible opening's area.
