Seal around the pipe
A boot seals the gap around a pipe while its flange joins the roof covering. A split collar or loose connection creates an entry.

Flashing keeps rain moving past the places where a roof meets a wall, chimney or pipe. When that connection opens, the repair needs to restore the water path through the joint.

Step flashing follows the shingle courses beside a wall; counterflashing protects its upper connection at masonry. If pieces are missing, poorly lapped or pulled away, rain can reach behind the roof covering. Repair may require lifting shingles and rebuilding the joint, not just covering the visible gap with sealant. The adjoining roof material has to remain workable.
Trace the roof leak
A boot seals the gap around a pipe while its flange joins the roof covering. A split collar or loose connection creates an entry.
The replacement detail needs compatible materials, correct laps and suitable fastening. Vents and skylights have their own flashing arrangements; the source of a leak needs to be identified before the roof is opened.
Sealant has a place in specified details, but it cannot turn a wrongly lapped joint into reliable flashing. Movement and exposure can reopen a surface patch. Soft deck, damaged sheathing or deteriorated masonry also changes the work. Roofing and masonry repairs meet at a chimney, and the responsible trades need to address their parts of the connection.

Access, roof pitch, the length and type of joint, and the amount of covering removed affect the labor. Rebuilding a chimney junction is a different scope from changing a pipe boot.
A free inspection looks at the entry and surrounding condition so the repair reaches the failed connection.
