Prepare and repair the surface
Open joints, failed flashing and other defects need the appropriate repair first. Wet insulation and deteriorated decking cannot be restored by a surface coating.

A coating can be a restoration option for a suitable existing roof. The useful decision is whether that roof is dry, sound and compatible enough to support the system.
Free inspections. Roofing advice grounded in the roof’s condition.
The existing material, its attachment and the condition beneath it determine suitability. The surface needs preparation and compatible treatment at seams, penetrations and edges. A coating system is more than rolling a new color over an old roof; it depends on the substrate it bonds to and the details around it.
Repairs before restoration
Open joints, failed flashing and other defects need the appropriate repair first. Wet insulation and deteriorated decking cannot be restored by a surface coating.
Moisture assessment and any necessary removal change the job before coating begins. Poor drainage also needs to be addressed rather than hidden beneath the finish.
Restoration can preserve a serviceable roof when the conditions fit. Recover requires a suitable existing assembly and allowance under applicable requirements. Replacement is the more complete path when moisture, deterioration or attachment failures are too extensive to support the next layer. The options should be compared through the building's actual condition.

Cleaning, adhesion preparation, detail work, repair extent and the coating system affect cost. Roof area is only one input.
Occupied spaces, equipment access and protection around the building also affect the work plan. The selected product's limits and warranty terms belong to that actual system, with no assumed extension of roof life.
